Market Commentary
Orlando’s all-cash buyers closed on 10 highlighted residential sales during the week of September 19 – 25, 2026, spanning eight different zip codes and a price range from $210,000 to $2,080,000. The median sale came in at $512,500, while the average was pulled up to $764,700 by two luxury closings north of $1.9 million — a reminder that the median is the better gauge of where most cash deals are landing.
Northwest Orlando’s 32804 zip code (Edgewater Heights and Fairview Shores) led the week with three cash sales: 906 Alhambra Ct ($2,080,000), 4234 Kendrick Rd ($515,000) and 4916 Eli St ($495,000). Park Lake Highland (32803) produced the second-largest sale at 835 Kenilworth Ter ($1,985,000), a 4,521 sq ft custom home that went under contract in about five weeks. On the east and southeast sides, cash buyers picked up larger family homes in 32825, 32828 and 32824 in the $487K–$520K range, where price per square foot ran a value-friendly $164–$172.
At the entry level, Pine Hills (32808) and west Orlando’s 32835 each saw sub-$250K cash sales on small homes under 850 sq ft — exactly the kind of property that investors buy for cash. Average price per square foot across all ten sales was $283, with the typical home offering 4.0 bedrooms, 3.1 baths and about 2,532 sq ft. Where days-on-market data was available, the two homes that went through multiple price reductions took 152 and 229 days to reach a contract, versus 39 days for the well-positioned Kenilworth Ter estate — underscoring how important correct pricing (or a guaranteed cash offer) is for Orlando sellers right now.
