Market Commentary
Orlando cash buyers closed on 10 highlighted residential sales during the week of September 26 – October 2, 2026, across eight zip codes and a price range from $110,000 to $2,350,000. The median sale was $530,000, while the average came in at $708,073, lifted by the $2.35 million Lake Sue waterfront sale in Rose Isle. Average price per square foot across all ten homes was $303.
Southwest Orlando’s 32819 (Dr. Phillips / Bay Hill area) had two of the week’s larger cash deals: 8606 Lost Cove Dr in South Bay ($920,000, a pond-front pool home on 0.69 acres) and 9217 Ridge Pine Trl near Bay Hill ($895,000). College Park’s 32804 also produced two sales — 2513 Musselwhite Ave ($540,000), a home with a separate 1-bed guest apartment, and 102 W King St ($437,730), a corner-lot bungalow with a detached ADU. Both 32804 homes had income potential built in, a theme cash buyers keep coming back to.
Outside the core, Lake Nona (32827) saw a $678,000 cash sale on Destin Beach Ln, Hunters Creek (32837) a $520,000 pool home on Potanow Trl, and Southchase (32824) and Metrowest-area 32835 posted entry-level sales at $305,000 and $325,000. At the bottom of the range, a tenant-occupied 2/2 in 32808 sold for just $110,000. Where days-on-market data was available, the two homes that closed took 74 and 158 days to sell, and both closed below their final list prices — a reminder that many Orlando sellers are waiting months and still negotiating. A guaranteed cash offer can remove both the wait and the uncertainty.
